<p>Three schools serve the students of the area. Sheridan Public School provides Junior Kindergarten to Grade Five. Students then move to Falgarwood Public School for grades 6 &#8211; 8. For families who live closer to Falgarwood School their children will attend from Junior Kindergarten through to Grade 8.</p>
<p>Holy Family Catholic School services the separate school supporters.</p>
<p>For your shopping convenience Upper Oakville Shopping Centre is conveniently located at Upper Middle Road and Eighth Line. Oakville Transit is available for a quick trip to the GO Train Station. Highway access is easy with the QEW, 403, 407 and Trafalgar Road all within minutes.</p>
<p>Falgarwood has it&#8217;s share of parks and trails to enjoy. Falgarwood outdoor pool provides lessons and fun for all during the summer months. The neighbourhood library is located within walking distance at the Iroquois Ridge Community Centre. This recreational facility also holds an olympic sized indoor pool, fitness centre, Senior recreation programs and community room rentals.</p>
<p>The entry level price point for Falgarwood condos is under $200,000. Detached homes range from under $400,000 to approximately $800,000. Many homes sit on ravine lots. Homes in Falgarwood were built mostly in the 1970&#8217;s and 1980&#8217;s.</p>

<p>House Insurance in Ontario and car Insurance alike are spread out over a very broad insurance market. There are thousands of insurance brokers and agents working in Ontario. But, we all ask ourselves where do we go and<span id="more-452"></span> why? The first insurance policies ever written or should I say agreed upon date back to the 1500&#8217;s</p>
<p>It all started in the early 1500&#8217;s when ship owners use to meet in London coffee houses where they selectively retained, shared, and transferred the cost of risks associated with their ships. In essence, these were often mutual or reciprocal arrangements, akin to today&#8217;s insurance arrangements. But that is another story, I will be writing about.</p>
<p>For now the focus is House Insurance in Ontario. Decisions affect you and your family when it comes to insurance and that is why you need to choose your house insurance carefully.</p>
<p>How to find the best home insurance company to service your needs. Most times people like to combine their auto and house insurance together.</p>
<p>There are 3 standard methods to shop for insurance:</p>
<p>-local broker representing multiple insurance companies</p>
<p>-brokerage call center representing multiple insurance companies</p>
<p>-local agent or call center representing 1 company</p>
<p>Once you find out about the insurance company quoting you, take some time and research them by searching the internet or contact the Financial Insurance Services Commission of Ontario to find out more.</p>
<p>The choice is really up to the consumer depending on how they like to conduct their business. Some will be quite complacent shopping on line. If you choose this method and you are transferring your personal information, make sure that the page you are putting your info on is secured. Check your browser and the first 5 letters before www. should read https not http.</p>
<p>What type of house insurance should you buy?</p>
<p>I always say never go cheap unless you are covered for the right things. First off I will explain the difference between standard coverages and comprehensive coverage&#8217;s that are included in insurance policies. The dwelling building, outbuildings and personal property are normally covered for specified perils form, broad form, comprehensive form or all risks (all perils) depending on the form offer by the house insurance representative you have chosen to deal with. Below is a brief definition of the two types of coverage availabe. For a complete definition consult a broker or agent.</p>
<p>A Named Perils policy would include: fire, lightning, explosion, smoke, falling objects, impact by aircraft or land vehicle, riot, vandalism and malicious acts, water damage, windstorm or hail, transportation,</p>
<p>An All Risks policy would include: When you are insured for All Risk insurance coverage, your are covered against all risks except for the named exclusions in your policy. Check your policy for exclusions usuall follows extensions of coverage.</p>
<p>Coverage Extended under a property policy:</p>
<p>Section 1: Describes the insurance on your property, which also includes additional living expenses and fair rental value.</p>
<p>Coverage A: Dwelling Building &#8211; Example is the house structure</p>
<p>Coverage B: Detached Private Structures &#8211; example is a garden shed</p>
<p>Coverage C: Personal Property &#8211; example is jewelery which has a special limit</p>
<p>Coverage D: Additional Living Expenses</p>
<p>Common Extensions of Coverage are:</p>
<p>Debris Removal, property removed, moving to another home, fire department charges, change of temperature, freezer food, lock replacement, tear out, arson or theft conviction reward, personal data stored in a computer, credit or credit cards forgery and counterfeit money, headstones, inflation protection</p>
<p>After reviewing my own house insurance polciy, I found exclusions and counted 28 of them not to mention what they will pay and won&#8217;t pay!</p>
<p>The next section in your policy wordings to pay close attention to are the exclusions. This is the most important part of an insurance policy when you are concerned about the fine details of your house policy.</p>
<p>Section 2: describes the insurance for your legal liability for bodily injury and personal injury to others or damage to property of others arising out of your premises or your personal actions. It also includes benefits following injury or damage to property of others.</p>
<p>Coverage E: Legal Liability &#8211; example, someone walks on your property and slips because you did not maintain the area makes you legally liable.</p>
<p>coverage F: Voluntary Medical Payments &#8211; if a person slipped on your stairs and takes an ambulance to hospital, your insurance company will pay reasonable expenses to cover the costs of the injured person. There is no deductible applicable.</p>
<p>Coverage G: Voluntary payment for damage to property &#8211; example would be if your child accidently hit a baseball and it went through the neighbours window, you can voluntarily pay for this and expense it through your insurance company. There is no deductible applicable.</p>
<p>Important &#8211; Read the exclusions for this section because there is more, I counted 10 more exclusions which were subject to the liability section.</p>
<p>In conclusion, there are many insurance brokers and many insurance companies that want your business. Take your time and know the information about your home. Explore the different coverages and know what you are looking for before you shop on line. Before you accept a policy, review the coverages, extensions and exclusions and ask for a copy of the special limits in the policy. This way you will know if you are fully covered the way you want to be.</p>

<p>A new Ontario real estate agent, wow, congratulations! Now what? Chances are you are probably still flying high with excitement after all the hard work and study you just went through. Time to take a well deserved break<span id="more-450"></span> before jumping into the realty sales game. An opportunity to think about things like what kind of properties to specialize in, what kind of Brokerage to be part of, and a good time to review and list some old and new goals.</p>
<p>Now that you have your passing marks, and you took some time off to celebrate, a decision to join an Ontario realty Brokerage firm needs to be made. This is a requirement since you must be employed by a Brokerage registered with the Real Estate Council of Ontario or R.E.C.O. You will fill out a new registration with your employer and your employer (realty Brokerage) will also fill in its section and authorize same. These forms with your fees and dues payable to R.E.C.O. will be sent by either yourself or your new employer. Upon successful qualification, based on the information you provided on the application, you will be issued your brand new Ontario real estate license certificate.</p>
<p>There are many different types of real estate Brokers and Brokerages to work for in Ontario. Variations among them like, residential vs commercial and/or industrial and leasing, office expenses, commission splits, services provided for you, training, office space for your desk and phone, franchise office vs independent etc etc. One main difference which is vastly overlooked by many new realty agents starting out in their careers, is whether the real estate Brokerage is a member of their local realty board. The difference is vast since being a member means that all registered agents with that Brokerage have to be members as well. Being a member entitles the agent many beneficial privileges and services but it also comes at a yearly cost. If the Brokerage is not a member then the yearly cost is avoided by the Brokerage and all its registrants and no services or privileges given either.</p>
<p>Here are some steps you should consider:</p>
<p>1. In Ontario under the R.E.C.O. rules and regulations, you must be registered with them through an Ontario Brokerage within 1 year of passing your final exam. If you fail to do so, you will have to start from &#8220;scratch&#8221;. Therefore, your first step ought to be whether to jump in as per the steps that follow or park your Ontario real estate license and hold it active with a Brokerage that provides a low cost &#8220;keep your license active&#8221; service. If you decide to park your license by holding it active, you can do so indefinitely subject to the Brokerage policies. When you decide to take your license off hold then all you need to do is request to transfer it to another Ontario Brokerage of your choice. One more thing, if you park your license, make sure it will be a month to month contract to ensure flexibility. If you are asked to pay a yearly membership or parking fee, inquire whether they have other options available for you.</p>
<p>2. Decide what type of real estate in Ontario you want to sell/trade. Residential homes and condos, investment housing like apartment buildings, industrial buildings, commercial properties, office buildings, leasing etc</p>
<p>3. a) Based on your decision in step 2, interview the Broker/Owner of a few real estate Brokerages in Ontario that specialize in that field since they will be able to assist you in the &#8220;know how&#8221; of that selection. Learn about their support, and commissions payable to you and learn about their office policies. Compare them to the other Brokerages you interview. Pick the Brokerage the fits in with your personal goals.</p>
<p>3. b) Depending on your selection in step 2, you may or may not require the services of your local Ontario real estate Board. Most active residential salespeople will want to be members of their local Board because the multiple listing service will be extremely beneficial in sales. However, some commercial salespeople elect to be registered with a Brokerage that is not a member of any Board. Commercial is often a field where agents develop their own purchasers for their in house listings and prefer to sell or lease commercial properties without the assistance of other agents from other Brokerages through the m.l.s. system. If I lost you here, sorry&#8230;make sure you ask the Brokers you interview to explain the pros and cons. You may get a different view from each Broker.</p>
<p>As a new Ontario real estate agent, Licensee, you may want to consider taking it slow before you jump in and incur all kinds of expenses right off the start. It may prove you well to initially join an Ontario realty Brokerage firm that will allow you to hold your registration or license there with them at a low cost before deciding to go full out with a franchise Brokerage or any other Firm that provides all the services that you will eventually require in your career. In the real estate Brokerage world this is also known or referred to as &#8220;park your license&#8221; or &#8220;hold it active&#8221; with a non board member Brokerage in Ontario.</p>
<p>Park your license and holding it active does not only apply to new Ontario real estate agents. There are Brokerages out there that provide this &#8220;parking&#8221; or &#8220;holding&#8221; real estate licenses for all registrants including Brokers, associate Brokers, Realtor, sales rep&#8217;s, husband and wife real estate teams where there are 2 licenses active etc etc.</p>
<p>If you had previously done your homework and have already selected the Ontario Brokerage you wish to join and be employed by, then great, jump in with gusto and make it happen. For the many new real estate graduates out there, taking the slow road may be a better way to ensure you make the right decisions for yourself. It is amazing how many well intentioned people decided to become a real estate agent in Ontario with a long term career in mind only to have that dream cut short. <p>What are the requirements to obtain a federal firearms license? Here are just a few of the basic requirements that you will need to meet before the bureau of alcohol,tobacco,firearms, and explosive (B.A.T.F.E.), or known as A.T.F., will even think about approving your application. Just remember that this is only the basic requirements. There are a lot more requirements that you have to meet to be come licensed. These will only get your application looked at by the A.T.F.</p>
<p>1. You must be 21 years of age or older. Even though you can buy and poses guns if your younger than  21, you are not allowed to have a federal firearms license.</p>
<p>2. You need to be allowed, legally, to poses firearms and ammunition. This means you have not been convicted of any federal or state felonies.</p>
<p>3. You have not violated the gun control act of 1968. There is some over lap of the previous requirement here.</p>
<p>4. You can not fail to disclose any information that would be relevant to your application, or your right to apply for a federal firearms license.</p>
<p>5. You must have the proper place for doing business, selling guns, or collecting guns. In this requirement are some more specifics that help ensure that your premises are legal.</p>
<p>As you can tell from these basic requirements, the process to apply for a federal firearms license (F.F.L.) gets very involved. Now that you have dove into the process, you have realized rather quickly, that applying for a license is not as easy as you thought. There are many mistakes that can and will be made and this will slow your application down, or even cause you to be disqualified from getting a license if you answer them wrong.</p>

<p>Eligibility Requirements</p>
<p>An individual must be at least 18 years of age or above and a legal resident of the United States. The applicant must not have a criminal record. An applicant has to provide the proof of their good character to the commission.</p>
<p>Fingerprint Requirements</p>
<p>According to a new law, it is obligatory to provide fingerprints to the North Carolina Real Estate Commission for a FBI criminal history check.</p>
<p>Education Requirements</p>
<p>The applicant must have completed 67 classroom hours of approved courses. These courses must be completed within three years &#8211; prior to applying for the license. Moreover, to get a sales license, all individuals have to clear the required examination.</p>
<p>Exemptions</p>
<p>The commission can exempt the course requirements if an individual has an equivalent amount of experience/education.</p>
<p>Reciprocity Arrangement</p>
<p>Licensed salespersons of other states can get the benefit from the reciprocity arrangement. They can avail it if they possess good standing in their states. An individual can obtain the non-resident real estate salesperson license if he/she is currently working in their own state as a salesperson.</p>
<p>It is vital to remember that they can only practice in North Carolina in association with a broker who holds an active North Carolina real estate broker&#8217;s license.</p>

<p>The first thing to keep in mind when deciding to get licensed in multiple states is that every state is different. Mostly in the last 10 years, every state has come up with their own licensing scheme.  The state congress<span id="more-447"></span> passes a bill requiring mortgage companies, branches, and/or loan officers to get licensed.  The bill then designates a regulatory agency such as the Department of Financial Institutions in the state to come up with a plan to license all required individuals according to the bill passed by congress.  I&#8217;m giving you this background, because it helps to understand the reason why ever state is different.</p>
<p>Although the state congressmen and regulators often help each other come up with these licensing schemes, they almost always add their own little twist to it.  In general, however, most states require the mortgage company (whether it be a corporation, LLC, or sole proprietorship) to be licensed, the branch locations to be licensed, and the loan originators to be licensed.  Some exceptions are Colorado for example, which requires only the loan originators to be licensed and not the company they work for.  There is also a common thread to the types of documentation the states require in an application for a license.  I&#8217;ll be going over this in the rest of the article.</p>
<p>Almost every state has the following requirements:  Filing for certificate of authority as a foreign entity, registered agent, surety bond, fingerprints, education, experience, and exams, detailed ownership and officer information, financials, and a final application.</p>
<p>Certificate of Authority as a Foreign Entity and Registered Agent</p>
<p>Usually this is filed with the Secretary of State.  It can range from $25 to as high as $700 but usually costs about $100.  The filing is basic information on the company, its owners, officers, and directors.  It is required to be filed in almost every state prior to applying for a license.</p>
<p>A registered agent is someone physical in the state that can receive service of process from a court, attorney, or regulatory agency.  There are many companies that handle this service nationwide for about $125 per state per year.  Information on the registered agent is required to be sent with the filing for the certificate of authority</p>
<p>Surety Bond</p>
<p>Almost every state is now requiring licensed mortgage companies to obtain a surety bond.  Basically a surety bond protects the consumer, third party, and state against any claims made against a mortgage company that does not have the ability to pay.  This is not insurance and will be required to be paid back if you ever get a claim against your surety bond.  The best thing to do is to never allow your surety bond to be drawn against.  Most states require between a $10,000 to $100,000 surety bond to obtain a mortgage license.  The cost usually ranges from 0.7% to as high as 3% if you have bad credit or financials.</p>
<p>Fingerprints or other Criminal Background Check</p>
<p>Every state has some way of determining if the owners, officers, directors, and loan originators have a criminal history which would exclude them from being able to be licensed.  Often states handle this by obtaining fingerprints.  You will have to go to your local law enforcement office to get the fingerprints.  If you do have any criminal or civil background, you will want to provide the state with the information up front.  Many people have minor violations, which could become an issue when licensing if the information is not provided up front.  The cost for this is around $40 to $75 per person.</p>
<p>Education, Experience, and Exams</p>
<p>Each state requires some sort of proof that an officer of the company has enough knowledge and experience to adequately run a mortgage company.  Normally states will require 1 to 3 years of experience for a principal officer of the company.  Many states also require initial education and almost every state requires continuing education in order to renew your license.  Initial education can be taken online in some states but is required to be live in others.  There are about 5 states that require an exam for a principal officer.  Even if you have a detailed knowledge of federal laws, you will have to study a lot for these exams since they have a lot of state law questions.</p>
<p>Detailed Ownership, Officer, and Director Information</p>
<p>Every state requires you to provide details on the owners, officers, and directors of the company.  The information is similar to filling out an application for a loan or a new job.  They always want your social security number, your residence history, employment history, and criminal history.  Again, being as detailed as possible eliminates the state coming back and asking for more information</p>
<p>Financials</p>
<p>A majority of states have a net worth requirement.  Net worth is the difference between your assets and liabilities.  Personal assets are not included in this calculation unless you put those assets in your company.  The average net worth requirement for mortgage brokers is about $25,000 but can be as high as $100,000.  Fortunately only a few states require audited financials in order to obtain a mortgage license.  Audited financials can be very costly and time consuming.  Recent quotes I have seen on audited financials have been between $2,000 to $10,000 per year.</p>
<p>Final Application</p>
<p>The final application is the last step to getting licensed in the state.  Every state has different questions they may ask about your business plan, quality control plan, company information, articles of incorporation or organization, etc.  The list can go on quite long some times.  The prices for the final license application range from as low as $100 to as high as $3,000.  Most state license applications are around $750.</p>

<p>The purpose of the Columbus MLS is to deliver accurate information in a standard format on all real estate listings offered by different real estate companies and agents. The Columbus MLS has allowed agents to bring together<span id="more-446"></span> a pool of listings listings into a single resource.</p>
<p>Before the age of computers there was a huge book that contained all of the MLS listings. Each and every week the Columbus Board of Realtors would update and print a massive MLS book that would be dispersed to all local real estate offices that were members of the CBR. This single resource changed the Central Ohio real estate market because it opened the doors to information that was difficult to get before. Not only did this make the task of acquiring information easier for the agent but it allowed them to become more efficient for their client. Realtors could cover more ground quickly and provide their clients with a wider range of options.</p>
<p>This method did it&#8217;s job really well until the birth of the internet. Sometime in the early 1990&#8217;s the Columbus Ohio MLS went online and totally changed the way realtors found MLS listings. The first version was a DOS based system that gave agents the ability to select certain criteria that matched their client&#8217;s wants and needs. With a computer database the MLS listings could be sorted with a wide range of criteria. This online service changed Columbus Ohio real estate forever.</p>
<p>In just a short period of time the MLS was upgraded from a DOS format to a web format. This opened up the gates to endless possibilities in the way Realtors search for homes. Listing information was presented on a larger scale. Listings could be displayed with full color photos, media such as virtual tours and video became possible, listings could be e-mailed to clients and an entire host of new features that greatly enhanced the MLS experience. One other helpful feature of the internet based MLS was all real estate brokers such as Remax, HER Real Living, Coldwell Banker King Thompson, Keller Williams and Prudential could show property data own their personal corporate websites as well a websites like Trulia, Zillow and Realtor.com. This gave buyers the ability to have property information right at their finger tips or with a click of a mouse.</p>
<p>It is important to note that all of these online resources cannot replace the original MLS put out by the Columbus Board of Realtors. The Columbus MLS produces real time information and only a real estate agent has access to it. Other online property searches are an ideal way to get broad information on properties but once a buyer is serious about buying a property it is highly recommended that they contact a real estate agent who has a full understanding of how to use the new MLS. MLS listings are now updated in real time. If you are a buyer who has a smart agent they can build a customized home search for you that will provide you with real time listing information on the exact criteria you specify. The faster you get quality information the better your purchasing power will be. It is not a good idea to try and go it alone. To begin you will need to contact a qualified Realtor to discuss your home buying or selling needs.</p>

<p>Unless the owner of a copyright gives you permission you are prohibited by law from copying his/her work. The exact laws and the recourse available will differ from country to country. You can give someone permission to copy your work when you own the copyright if you grant them a copyrighting license. This can then authorize them to reproduce the drawings or music and distribute them, stage a production of your play, display your paintings etc.</p>
<p>The actual conditions of the license will be subject to a written contract. You should never use copyrighted material on the basis of a handshake or non written agreement as you could very easily end up being sued and caught in the middle of a public relations nightmare.</p>
<p>A copyright license will include something called a grant of license. This gives the person looking to use the work the right to do that. The contract will also cover who owns what, how long the agreement will last and the form of remuneration to be put in place and the terms agreed i.e. immediate payment or a percentage of sales. It will also stipulate any conditions that have been imposed on how the copyrighted works can be used for example the right to stage a production in theater but not to show film coverage of the same production on TV. Another example would be the right to reprint a book in a different language but not to make it available on the internet in the form of an e-book.</p>
<p>The contract will also have to state where it is valid i.e. a contract drawn up in the US may not be sufficient to cover copyright law in the UK and vice versa. It may be that you need a number of contracts, with each one written to apply in a particular geographic location thus taking account of the laws of that particular Country. It is very important that the contract awarding the copyright license stipulates the penalties that will be applied if the terms of the contact are broken.</p>
<p>As with all types of licensing agreements you should employ a legal expert in this area to represent you. If something does go wrong and you find that the legal protection under the contract was insufficient, you can then sue your attorney. If you proceed on your own, who do you think will foot the bill of any loss you make?</p>
<p>In addition to using an attorney or more than one if you plan on offering copyright licenses worldwide, you need to educate yourself about licensing. Take a great course and learn from someone who has put the theory into practice. Only then can you know whether the contract you are being offered is a good one or not!</p>

<p>The private pilot license exam is actually not that difficult if you properly prepare yourself for it. There are schools, study guides, and programs all designed to help you ace the test the first. Here&#8217;s the problem though<span id="more-444"></span> &#8211; if you&#8217;ve ever used test guides before, you&#8217;ll know that they usually aren&#8217;t very thorough. They may go over a couple things, but in the end you need to supplement them with a couple more guides. This can be very stressful, and you&#8217;ll end up wasting a lot of valuable time just making sure you&#8217;re not leaving anything out.</p>
<p>You don&#8217;t need to be worrying about that stuff when you&#8217;re trying to pass the exam. You need to make sure you have the necessary subject matter to past the written portions. You need to have sufficient knowledge about navigation, air law, meteorology, human limitations and performance, and aircraft general. Whether you want to be a helicopter pilot, a single engine Cessna pilot, or a multiengine commercial aircraft pilot, there is a huge amount you need to know. It can be pretty daunting and time is factor in this as well. That being the case, you should remember to study quickly. You can&#8217;t give yourself hours to complete a practice test when in reality you only get a fraction of that to complete it.</p>
<p>So how can you possibly pass the exam on your first try? And how can it really be an easy thing to do? In my opinion, the easiest way to prepare for a test is to know what&#8217;s going to be on it ahead of time. No, that doesn&#8217;t mean you have to cheat, but for a guide to be valuable it needs to include questions and answers that are either identical or very close to the ones you&#8217;ll see on the test. Otherwise, you won&#8217;t feel fully prepared on test day.</p>
<p>Though Gleim makes good study guides, they don&#8217;t really offer this. They leave off some very importnat information and you end up needing to search for more. That&#8217;s why I think PPL Exam Pro is the very best in private pilot training preparation.
